Eight properties and plots of land on the Isle of Wight are set to go under the virtual auctioneer’s hammer this month.

They are among 137 lots being sold online by Clive Emson, the regional land and property auctioneers, across southern England.

There is a “rare opportunity” to acquire an uninterrupted freehold block in the town centre of Newport, comprising of five shops and eight flats, with all but two of the shops, at present, let.

The properties at 91-94 Pyle Street, 1 Carisbrooke Road and 1, 2 and 3 Wadham Place, New Street, are guided at £500,000-plus and are currently let at £48,795 per annum.

The flats are arranged as three one-bedroom units and a bedsit, all let on Assured Shorthold Tenancy agreements. The remaining four flats have each been sold on a long leasehold basis.

Rob Marchant, Clive Emson’s Island auctioneer, said: “The three shops, which are at present occupied, are let on commercial leases, with the fourth and fifth shops at present available for rent at £8,750 per annum which, if achieved, would give an overall rental income for the block of £66,295 per annum.”

Guided freehold at £125-135,000, a mid-terrace cottage at 21 Castle Road, Newport, with three bedrooms, “offers a blank canvas for the new owners to complete a programme of upgrading and refurbishment that have been commenced but require completion”.

At 54 Barton Road, Newport, a semi-detached house with two bedrooms is guided freehold at £80-90,000.

Rob said: “Located in central Newport, this property is in need of a programme of upgrading and refurbishment following which it is considered ideal for addition to a lettings portfolio for its income producing potential.”

Currently let at £15,096 per annum, a three-storey freehold building at 137 High Street, Newport, adjoining the historic Guildhall, is guided at £150,000-plus.

Rob said: “The property is currently arranged as a fast-food takeaway with a small sit-in café area with a flat on the first floor, which enjoys separate access from the High Street.

“The building has the benefit of an access at the rear to the ground-floor kitchen from Quay Street and on the first and second floors of the Quay Street elevation there are further rooms, previously accessed from the adjoining Guildhall, having been utilised as offices, under a now long finished lease, by the Isle of Wight Council.

Half an acre of land off Wellington Road, opposite Lukely Gardens, Newport, is guided freehold at £14-16,000.

Lukely Brook runs through the site, which backs onto housing on Carisbrooke Road. It is considered that the site may have potential for other future uses, subject to all necessary consents being obtainable, Rob said.

Guided freehold at £250,000-plus is a mixed investment at 10-11 High Street, Cowes, comprising retail space on the ground floor and two two-bedroom flats on the first and Rob said: “The ground floor retail space has previously traded as two separate shop units but is, at present, arranged as a single interconnecting unit and was last in use by a mobile telephone retailer.

“The building is in need of upgrading and refurbishment, beyond which it is considered ideal for addition to an income-producing investment portfolio. Alternatively, the flats could potentially be sold on a long leasehold basis, once refurbished, with the ground floor retail income retained.”

Two parcels of land between Frampton Way and Love Lane and Woodnut Close and Love Lane, Bembridge, are guided at £4-5,000.

Clive Emson’s digital auction closes on Wednesday, 23 September, and the firm has a record 137 online lots on offer.

The figure for Clive Emson eclipses the previous high at its July online auction, which saw £17 million raised. A success rate of 75 per cent was recorded that month, with 100 out of 135 lots sold.

James Emson, managing director at Clive Emson, said: “Residential and commercial property, along with land, continues to attract strong investor interest, with each one of our online auctions since lockdown attracting increasing lot numbers and digital audiences.

“Bidders are searching for far better returns than can be had with cash deposits in banks and building societies during this era of ultra-low interest rates.”

He added: “July’s auction saw a record number of online lots on offer, with three-quarters sold, and 30,000-plus people watching at various times.

“During the campaign we took more than 5,800 phones calls and 3,800 legal packs were downloaded; our website attracted 510,000-page views.

“There were also 1,000 enquiries generated via property platforms OnTheMarket and Zoopla.”
