The large-scale Isle of Wight Pennyfeathers development has a new proposal featuring 830 new homes and a budget supermarket after developers returned to the drawing board following rejection last year.
Residents are invited to find out more and have their say on new plans for the proposed development on the Pennyfeathers site in Ryde.
The new proposals include a reduced number of new homes and retains around 50 per cent of the site as designated green space, parkland and rewilding, say developers.
The plans could include a care home, 35 per cent affordable housing and major highway changes at Westridge Cross.
Phased across several years, the development would include a mix of new homes and commercial spaces, including space earmarked for a leading budget supermarket, coffee shop and national chain hotel.
In a previous proposal, concerns were raised over ‘poorly’ designed houses, risks of anti-social behaviour and a residential ‘rat-run’ being created.
Councillors criticised the layout of a multi-purpose games area (MUGA), school and community centre.
This resulted in the 904-home plan being voted out.
Dave Farrell, lead designer and project manager, said: “We listened to comments from residents and councillors and went back to the drawing board.
“We have some exciting plans which include major improvements to local roads, a reduction in housing levels and new commercial space delivering new local jobs.”
The plans are not yet set in stone and will be shaped following consultation with Ryde residents, stakeholders and the wider Island community.
A drop-in engagement event will be held on Wednesday, July 10, between 3pm and 7.30pm, at Ryde Castle, where the plans for a new scheme will be showcased.
Dave added: “Residents are urged to come and find out more and leave their feedback - more importantly, what they would like to see on the community land which forms part of the scheme.
“This will help shape final plans before they are submitted to the Isle of Wight Council for consideration later in the year.”
More than 2,500 households in and around the town have received an invite to the engagement event, and they are keen to keep Ryde informed as they enter the next stage of development.
