An Isle of Wight seafront development site, with permission to build a new two-storey waterfront cafe, is available for half a million pounds.

The site, next to Gurnard Sailing Club on Shore Road in Gurnard, used to be the home of Watersedge Beach Cafe, which closed in 2020 and was briefly replaced with a trailer after the building was demolished.

The former cafe could seat 80 people, internally and externally, and offered an ice cream and takeaway service for those using the beach or green to take in some of the best scenic views across the Solent.

Following the building’s demolition, planning permission was approved for a two-storey restaurant with balconies.

The proposed redevelopment creates a destination café that takes full advantage of the outstanding views.

Permission has been granted for internal ground and first-floor seating, terraced and balcony seating, a catering kitchen, cold store and freezer storeroom, toilets, servery, storerooms and an office.

Property agency Spence Willard is seeking a new owner for the development site, with an asking price of £499,950.

A rare opportunity to build a stunning two-storey waterfront café in one of the most sought-after coastal locations with exceptional Solent views.
